Flood Cleanup After Storms and Major Water Events

A flood is different from a leak. Water from heavy rain, overland flow or an overwhelmed drainage system usually covers a larger area, carries dirt and contaminants, and often reaches several rooms or the entire lower level at once.

We handle flood cleanup for homes and businesses across Scarborough: pumping out water, removing mud and debris, taking out contaminated materials, drying the building and rebuilding. We work room by room with a clear plan so you know what is happening at each stage.

Types of Flooding We Clean Up

Storm and rainwater flooding

Intense summer storms can drop more rain than lot drainage and sewers can carry, and the water finds its way into lower levels.

Overland flooding

Surface water flowing across the ground and into doors, garages and window wells, more common in low lying areas and near ravines and creeks.

Basement flooding

The most common flood in Scarborough homes. See our dedicated flooded basement cleanup page.

Sewer related flooding

Flooding that involves the sewer system needs disinfection and special handling. See sewer backup cleanup.

Internal flooding

Large volumes of water from a burst supply line, sprinkler pipe or water heater. See burst pipe damage.

Commercial flooding

Offices, stores, warehouses and condo common areas, where getting back to business quickly matters most.

Our Flood Damage Cleanup Process

  1. Safety assessment. We check for electrical hazards, structural concerns and the type of water before anyone works in the space.
  2. Water and debris removal. Pumps and extraction equipment remove water, then mud and debris are cleared out.
  3. Contents sorting. We help you separate what can be cleaned from what has to go, and photograph discarded items for your claim.
  4. Removal of contaminated materials. Flood water is treated as contaminated, so soaked drywall, insulation, carpet and pad are removed.
  5. Cleaning and disinfection. All affected surfaces are cleaned and treated with antimicrobial products.
  6. Drying and dehumidification. Equipment runs until moisture readings are back to normal.
  7. Restoration. The space is rebuilt, from framing repairs to finished flooring.

Flood Mitigation: Reducing Damage Next Time

You cannot control the weather, but you can limit how much water gets in and how much damage it does:

  • Keep valuables, documents and electronics off basement floors, on shelves or in plastic bins.
  • Make sure the ground around your foundation slopes away from the house.
  • Extend downspouts well away from the walls.
  • Install a sump pump with a battery backup and a backwater valve.
  • Use water resistant materials in basements, such as tile or vinyl plank instead of carpet.
  • Check that your insurance includes overland flood and sewer backup coverage.

Frequently Asked Questions

Is flood water dangerous?

Flood water from outside or from sewers is treated as contaminated (Category 3). It can carry bacteria, chemicals and debris. Wear boots and gloves, avoid contact where possible and keep children and pets away.

What can be saved after a flood?

Hard, non porous items such as metal, glass and solid plastic can usually be cleaned and disinfected. Porous items soaked by flood water, such as mattresses, upholstered furniture, carpet, pad and drywall, usually cannot.

Does home insurance cover flooding?

Overland flooding is usually not covered by a standard Ontario home policy and is offered as a separate endorsement. Sewer backup is also usually separate. Water from a burst pipe is typically covered. Confirm with your broker.

What is flood mitigation?

Flood mitigation means steps that reduce the damage from flood water, both before a flood (grading, sump pumps, backwater valves) and during cleanup (fast extraction and drying to stop damage from spreading).
