Water Damage Service for Scarborough Homes and Businesses

When water gets into your home, the damage keeps spreading until someone removes it and dries the building properly. Drywall wicks water upward, hardwood starts to cup, carpet pad holds moisture, and mould can start to grow within 24 to 48 hours.

We handle the full job: water extraction, structural drying, cleanup, odour control and repairs. You deal with one crew from the first call to the finished room. We work across every Scarborough postal code from M1B to M1X, day or night.

Not sure how serious it is? Call (647) 254-1618. We will ask a few questions, tell you what to do right now, and send a technician if you need one.

What to Do Right After Water Damage

These steps limit the damage while help is on the way. Only do what is safe.

  1. Stay safe around electricity. If water is near outlets, appliances or your electrical panel, stay out of the area. Only switch off power at the panel if you can reach it from a dry spot. If not, call Toronto Hydro or wait for us.
  2. Stop the water source. Close the main water shut off valve, usually found in the basement near the front wall where the water line enters. For a leaking appliance, close the valve behind it.
  3. Take photos and video. Record the water, the source and the damaged items before anything is moved. Your insurance adjuster will ask for this.
  4. Move what you can. Lift furniture onto blocks or foil, and take rugs, electronics, documents and photos to a dry room.
  5. Call a restoration company. Household fans and a shop vac cannot dry the inside of walls and subfloors. Professional extraction and drying equipment can.

Things to avoid: do not use a regular household vacuum on water, do not turn on ceiling lights or fans if the ceiling is wet, and do not touch water from a sewer backup without gloves and boots.

Our Water Damage Restoration Process

Every job follows the same order, because skipping a step is how hidden moisture and mould get left behind.

  1. Inspection and moisture mapping. We find the source, check the category of water (clean, grey or sewage) and use moisture meters and thermal imaging to see how far it has travelled into walls and floors.
  2. Water extraction. Pumps and extraction units remove standing water and pull water out of carpet and pad. This is the step that saves the most materials.
  3. Removing what cannot be saved. Soaked pad, swollen baseboards and wet insulation are removed so the structure behind them can dry. We cut drywall only as high as the water reached.
  4. Drying and dehumidifying. Air movers and commercial dehumidifiers run until readings reach normal levels. We take readings every day and record them.
  5. Cleaning, sanitizing and odour control. Affected surfaces are cleaned and treated with antimicrobial products, especially after grey water or sewage.
  6. Repairs and rebuild. Drywall, insulation, baseboards, flooring and paint are replaced so the room is back to the way it was.

Common Causes of Water Damage in Scarborough

Most of the calls we get in Scarborough come from a short list of problems:

  • Basement flooding after heavy rain or spring snowmelt, often through foundation cracks, window wells or floor drains. See our flooded basement cleanup page.
  • Sewer backups when the municipal sewer is overloaded during a storm. This water is contaminated and needs special handling. See sewer backup cleanup.
  • Burst and leaking pipes, especially frozen pipes in exterior walls during cold snaps, and slow leaks under sinks and behind showers. See burst pipe and water leak damage.
  • Appliance failures such as washing machine hoses, water heaters, dishwashers and fridge water lines.
  • Failed sump pumps, often during a power outage in a storm.
  • Roof leaks and ice dams that let water into ceilings and upper floors.

Water Damage and Your Insurance

Most home insurance policies in Ontario cover sudden and accidental water damage, such as a burst pipe. Coverage for sewer backup and overland flooding is often a separate endorsement, so check your policy or call your broker before you assume either way.

What helps a claim go smoothly:

  • Report the loss to your insurer as soon as possible.
  • Take photos and video before cleanup starts.
  • Keep damaged items until the adjuster says you can throw them out, or photograph them with a tape measure for scale.
  • Keep receipts for emergency costs such as hotel stays.

We document the job from the first visit, including moisture readings, photos and a room by room scope of work, and we can speak directly with your adjuster.

Commercial Water Damage Restoration

We also work in offices, retail units, restaurants, condo common areas and industrial units across Scarborough. In a business, downtime is often the bigger cost, so we plan drying around your hours where possible and section off work areas so you can keep operating.

Common commercial calls include sprinkler line breaks, roof drain backups, rooftop unit leaks and water coming through from a unit above.

Frequently Asked Questions

How much does water damage restoration cost in Scarborough?

It depends on how much area is wet, the type of water (clean, grey or sewage), how long it sat, and what needs to be replaced. A small leak caught early might need a day of extraction and a few days of drying. A fully flooded basement with sewage needs much more work. We give a free written estimate after we inspect, and much of the cost is often covered by insurance.

How long does it take to dry a house after water damage?

Most structures dry in three to five days with professional equipment. Hardwood, concrete and plaster can take longer. We take moisture readings every day and only remove the equipment when the materials are back to normal levels.

Will my insurance cover water damage?

Sudden events like a burst pipe are usually covered. Sewer backup and overland flooding are often separate coverages in Ontario. Check your policy or ask your broker. We provide the photos, readings and scope of work your insurer needs.

How quickly can mould grow after a leak?

Mould can start growing on wet materials within 24 to 48 hours. That is why fast extraction and proper drying matter more than anything else.

Do you serve my area?

We cover all of Scarborough, including Agincourt, Malvern, Scarborough Village, Guildwood, West Hill, Highland Creek, Birch Cliff, Wexford and every postal code from M1B to M1X.

Can I stay in my home during restoration?

Usually yes. Drying equipment is noisy and runs around the clock, but most families stay home. After a sewage backup, or if the only bathroom or kitchen is affected, staying elsewhere for a few days may be easier.
